STEP 1 – PREPARATION OF CONTRACT FOR SALE OF LAND

Once we receive your instructions we will prepare the Contract so you can sell your property.  Under the law you cannot show a property for sale without a legal Contract being available to a proposed Purchaser.

The Vendor Disclosure Legislation requires certain documents to be included in the Contract for Sale including the following:

STEP 2 – EXCHANGE OF CONTRACTS

The Contract becomes binding when you & the purchaser execute the contract.  The purchaser is also required to pay the deposit.

STEP 3 – AFTER EXCHANGE

After exchange you must contact your lender and sign the discharge authority and sign the transfer of property form.

STEP 4 – SETTLEMENT

DIAZ will arrange settlement with your bank and co-ordinate with the Purchaser’s solicitor and informs you once settlement has taken place.
